Preconstruction/Estimating Manager

This role provides overall management of $250,000 – $25,000,000 new construction projects from preliminary design to final delivery by collaborating with architects, subcontractors, suppliers, and owners to deliver results that exceed client expectations and meet company profit goals.

Job Duties

  • Develop preliminary budgets for projects
  • Prepare construction schedule for estimating purposes, resolve staffing requirements, andplan logistics with the project manager
  • Assist in the procurement and management of design consultants for design/build projects
  • Develop and present detailed take-offs and accurate estimates
  • Review drawings, specifications, and other construction documents and communicate toothers involved in the project regarding construction problems, completeness of information,and potential risks involved in the job
  • Prepare general conditions estimate and review with project manager
  • Prepare preliminary, schematic, design development and construction estimates andparticipate in the value engineering process
  • Support Business Development in proposal presentation and aid in building client and industryrelationships
  • Mange prequalification of subcontractors, and assist the project manager in evaluatingsubcontractor proposals in preparation of subcontracts
  • Assist the project manager in buying-out the project
  • Maintain current estimating records and unit pricing
  • Reports to the operations manager, however expected to often work independently

Skills / Qualifications

  • 5-8 years of experience
  • Demonstrate an imaginative, innovative and succinct approach to a project
  • Proficient with Microsoft Office, as well as job costing software (experience with Viewpoint Vista is a plus)

Project Manager

Job Duties

  • Develop and implement construction project schedule to meet contractual obligations and to match team size and skill
  • Facilitate communications between field staff, suppliers, customers, subcontractors, and office management
  • Provide effective management of employee, subcontractor, and vendor performance
  • Manage project budget to guarantee cost control
  • Review job cost reports on monthly basis and work with the Business Manager to develop monthly billing applications

Carpenter

Seeking a full-time carpenter to provide support to a team working in both residential and commercial settings.

Job Duties

  • 5+ years of experience
  • Experience with framing, installations of trim, cabinets, and doors & windows; including hardware
  • Basic layout skills
  • Experience reading basic blueprints and shop drawings
  • This position will report to a superintendent, but should be able to perform most assignments with minimal supervision

Project Superintendent

The position of Project Superintendent is to provide project field supervision and management to ensure minimal disruption to our client’s staff and residents, that we deliver a high-quality product for a reasonable cost, and that the project is completed on schedule.

Job Duties

  • Provide supervision of all CCS employees, and external subcontractors and vendors
  • Implement and maintain project schedule(s)
  • Develop and maintain jobsite filing system following standard CSI / Jobsite cost codes
  • Develop and execute 2 week schedules that interface with the overall project schedule
  • Enforce company Safety Policy and Personnel Manual
  • Enforce OSHA requirements
  • Enforce owner requirements
  • Ensure resident safety and security of the project
  • Provide coordination of jobsite deliveries and organization on site
  • Monitor quality control of products and their installation
  • Monitor and ensure that all trades provide scope of work as outlined in their purchase order or contract
  • Daily and periodic record keeping:
    • Daily job report with detail (weather, contractors, manpower, visitors, deliveries, unusual events, work in progress, completed work, etc.)
    • Contractor work directives
    • Hand written purchase orders complete with job number and cost codes
    • Safety reporting
    • Labor time sheets
    • Develop and maintain accurate red line “As Built Drawings” throughout the project
  • Establish and maintain temporary facilities
  • Communicate conflicts and issues to Project Manager
  • Implement changes in work scope and document as directed by Project Manager
  • Prepare and implement completion of punch lists prior to owner’s acceptance
